Step 1: Get Pre-Approved Before You Touchdown
If you’re not pre-approved before you start touring homes, you’re already behind. In competitive markets like San Diego, homes in the BAH range move in days—sometimes hours. A pre-approval letter signals to sellers that you’re a serious buyer and gives you a clear budget ceiling.
For VA buyers, pre-approval also requires your COE (Certificate of Eligibility). Your lender can pull this digitally in most cases, so there’s no waiting around.
Pro tip: Choose a lender who is experienced with VA loans specifically. The VA loan process has nuances—appraisal timelines, MPR requirements, funding fee waivers—that a lender unfamiliar with military clients can fumble badly.
