Misinformation—from well-meaning friends, uninformed real estate agents, and outdated internet forums—costs eligible buyers real money every year.
Let’s clear the air on the most common myths.
Myth #1: “You Can Only Use It Once”
False. You can use your VA loan benefit multiple times throughout your life. As long as you have remaining entitlement—or have paid off a previous VA loan and had your entitlement restored—you can use the benefit again.
In fact, under current VA loan guidelines, eligible borrowers may be able to use full entitlement on multiple loans simultaneously in certain circumstances, particularly if the previous loan has been fully paid off or if the loan amount exceeded the conforming loan limits.
Buying your first home at 28 doesn’t mean you’re done. Your benefit can grow with your career.
Myth #2: “VA Loans Take Too Long to Close”
Mostly false—and largely a product of who you work with. VA loans do have an additional step: the VA appraisal, which includes a review of the property’s Minimum Property Requirements (MPRs). This can add a few days to the process when compared to a conventional loan.
However, an experienced VA lender and agent team can manage and sequence this timeline efficiently. Many VA purchases close in 30–35 days—comparable to conventional financing.
The problem isn’t the VA loan. The problem is working with a team that doesn’t run this process regularly.
Myth #3: “Sellers Won’t Accept VA Offers”
Outdated and overblown. This reputation stems from older market conditions and inexperienced agents who didn’t know how to frame a VA offer effectively.
Sellers care about two things: price and certainty of close. A VA buyer with a full underwrite, a strong pre-approval, and an experienced agent can compete head-to-head with conventional buyers in most markets.

Myth #4: “You Need Perfect Credit”
False. The VA does not set a minimum credit score requirement. Individual lenders do, and those requirements vary—but many VA lenders work with scores as low as 580–620. The VA loan program was specifically designed to provide access to homeownership for service members who may not have had the time or circumstances to build perfect credit.
If your credit needs work, a good VA lender will tell you exactly what needs to improve and give you a realistic timeline. This is a roadmap, not a wall.
Myth #5: “The VA Funding Fee Makes It Not Worth It”
Misleading. Yes, VA loans carry a funding fee—typically between 1.25% and 3.3% of the loan amount, depending on your down payment and whether it’s your first or subsequent use. However:
- The fee can be rolled into the loan, so it doesn’t come out of pocket
- It is waived entirely for veterans with a service-connected disability rating of 10% or more
- When you eliminate PMI (which conventional buyers with less than 20% down pay monthly), the math often favors the VA loan significantly over the life of the loan
Run the numbers. Most service members come out ahead with the VA loan, funding fee included.
Myth #6: “I Have to Use a VA-Approved Lender and That Limits My Options”
Partially true, but not limiting. Yes, VA loans must be originated by VA-approved lenders. But thousands of lenders across the country are VA-approved—from major national banks to local credit unions and dedicated military lenders.
What matters is not just approval status, but VA experience. A lender who does one VA loan a month will make the process harder than it needs to be. A lender who specializes in VA products—and understands the military lifestyle—will make it seamless.
